Our company

Real estate agency DRAGON REAL, s.r.o., IČO 31 698 042, represented by managing director Martin Žec, is an established and dynamically developing company. It is one of the oldest and most experienced real estate agencies in the Prešov region in the real estate business sector. DRAGON REAL is a full member of the Association of Real Estate Agencies of Slovakia and publishes its offers at www.zoznamrealit.sk

The company was founded in 1994 with the business name TORYS REÁL spoločnost s ručením obmedzením Prešov, whose founders were Terézia Jurčišinová and JUDr. Ivan Jurčišin. In the same period, it was also a co-founder of the Association of Real Estate Agencies of Slovakia (ARKS), which was later renamed the National Association of Real Estate Agencies of Slovakia (NARKS), which is still active in the real estate business.

In 2010, after a change in the company's managers, it was decided to change the name to TORYS REALITY, s.r.o.. Since September 2011, further changes have occurred in the company, where in addition to the departure of one of the managers, the name has also changed to DRAGON REAL, s.r.o. with its registered office at ul. Pod Hájom 15, 080 06 Ľubotice and its operations in Prešov at ul. Konštantínova 6.

The combination of theoretical and practical experience, seriousness and credibility has determined the current position of the company on the real estate market.

In connection with the stable and dynamic position of the company on the real estate market, the company intends to develop and continue to perform auction activities. The company has been involved in the implementation of auctions in the past and has also performed the administration of bankruptcy assets in bankruptcy proceedings.

Sales procedure

1. Telephone contact between the seller and the DRAGON REAL real estate agency

We will briefly determine your current needs through a telephone conversation and arrange a date for a viewing of your property with you. We generally do not offer a property without a personal inspection by a real estate consultant!

2. Personal visit by a DRAGON REAL real estate consultant

A trained real estate consultant will meet with you and offer you cooperation options for selling your property. The conversation between you and the broker will mainly concern a detailed assessment of the actual condition of the property, determining its real market price, resolving tax issues, information from the real estate market and warning about various pitfalls when selling a property. When buying a property, the real estate consultant will determine your needs and parameters so that he can find the most suitable property for you that would fully meet your requirements and ideas.

3. Signing the brokerage contract

With our real estate advisor, you will learn about the benefits of exclusive cooperation and conclude an exclusive or non-exclusive brokerage contract.

4. Preparation of photo documentation for a high-quality presentation

High-quality photo documentation should always include at least one photo from each room of your property, a view of the garden, access communication, as well as photos from the surroundings of the property. We always strive for the maximum number of photos, which is very appreciated by buyers.

5. Determining the legal status of the property

Thanks to cooperation with the cadastral office and a partner law firm, we will determine current and necessary information indicating the legal status of the offered property. Thanks to a quick assessment, we can prevent problems that would arise when transferring the property to a new owner.

6. Matching the offer with current requirements from the DRAGON REAL database

8. Property inspections

Just as you would be satisfied with the services of our real estate consultant when recruiting a property, potential buyers will also be satisfied with the inspections. We always try to do our best and give interested parties comprehensive information about the property.

9. Depositing the reservation fee at the DRAGON REAL office

Buyers deposit a reservation fee for the property and thereby commit to purchasing the property

10. We offer buyers financial services to finance the purchase of the property

If interested, we will provide the buyer with the opportunity to use our financial advisors and intermediaries to arrange mortgage and other loans, as well as property insurance.

11. Signing of contracts and delivery to the real estate registry

The seller and buyer sign the necessary contracts in the presence of a real estate consultant, who will ensure delivery to the real estate registry, or ensure delivery of the necessary documentation to the bank providing the mortgage (checks the payment of funds to the seller's account). In the case of a sale based on exclusive representation, we will prepare the Purchase Contract and the Proposal for Deposit in the Real Estate Registry, pay the fees for proposals for deposit in the real estate registry in the amount of € 66, as well as the notary fee for verifying the contract, prepare the acceptance protocol and ensure the media statement - FREE OF CHARGE

12. Payment of funds to the seller

The seller will receive the money according to the agreement in the purchase contract and under the supervision of our real estate agency.

13. Sale of the property

The real estate consultant assists in the sale of the property. He will bring with him a receipt protocol, in which the status of the electricity, water, gas meters, etc. will be recorded. The real estate advisor will also ensure that the records are recorded with the individual media suppliers.
